Introduction
We
aim to cater for the needs of all our visitors in our home-based
15th Century Grade II listed building set in a rural location in the Weald of
Kent.
The
following statement is a summary of our provision.
Pre-Arrival
• Four Oaks can be reached by road from the M20 or by rail to the nearest
station which is a 10-minute taxi ride away.
• We have a website (www.fouroaks.uk.com) with photographs of each of the guest
rooms which are all situated on the first floor.

Arrival
& Car Parking Facilities
• Four Oaks is approached by a made-up farm drive to signed, off-road guest
parking facilities. There are no marked bays but there is ample room for all
guests.

Assistance with luggage is offered to all guests
Main
Entrance & Reception
• The entrance is approached via a footpath from the parking area, which is lit
by solar powered lights at night, to a patio area which is lit by a
motion-sensing floodlight
• The front door is 76cm wide and has a 13cm threshold. The entrance hallway
measures approximately 270cm x 320cm with a door, 67cm wide, to the breakfast
room. There is a shallow, 8cm step down into the breakfast room. The hallway
also contains the main staircase which has 12 steps with 18cm risers and a 23cm
go. The banister rail is to the right hand side. There is a right hand, 90
degree, 3-tread winder after the sixth step.
• The three guest bedrooms are reached via a landing at the head of the main
staircase.
• Guests are escorted to their rooms and the
facilities are explained.

• The entrance hall has ceramic tiles and a table with visitor leaflets. A
hand-bell is provided to call for assistance.
• The guest dining room features a fitted carpet, as does the main staircase.
The landing has a wooden floor with covering rugs appropriate to the style of
the house.

• The breakfast/dining room is furnished to reflect the age of the house and
has a homely atmosphere with a wealth of original oak beams and a large
ingle-nook fireplace. There is a single large dining table and guests sit
together. Furniture can be rearranged on request. Menus are available.
Vegetarian and other dietary requirements are catered for with prior
notice.
• Part of the meal is self-service with hot beverages produced from the
kitchen.

Bedrooms
• All three bedrooms are on the first floor and have lockable doors. They each
contain a colour television with remote control, hairdryer and hospitality
tray. There is room to circulate round the beds.
• The en-suite family room to the right at the top of the stairs has a fitted
carpet and contains a double and a single bed. The door is 76cm wide. Leading
off this room is a shower room. The door is 66cm wide. The toilet height is
45cm. The step into the shower is 30cm and the basin height is 77.5cm.
• The double and twin rooms are to the left at the top of the stairs and are
approached by a short with a step down of 11cm.
• The entrance to the Ashley (twin) room is to the left with a door width of
77cm. This room contains a washbasin 74cm high, and has a fitted carpet.
• The entrance to the Pine (double) room is opposite to the Ashley room with a
73cm wide door which has a 8cm high threshold. This room also contains a
washbasin 81cm high, and has a fitted carpet.
Bathroom,
Shower-room & WC [En-suite or Shared]
• The Ashley and Pine rooms share a private guest bathroom. The floor is
ceramic tile. The washbasin is 84cm high and the toilet is 43cm high. The
combined bath/shower unit is 56cm high. This room contains a heated towel rail.
Grounds
and Gardens
• The house is situated in a cottage garden with lawn areas, shrubs, mature
fruit trees, flower beds and a large pond which is to the front of the house.
The garden is surrounded by arable farmland. Whilst in the garden, children
should be supervised at all times by a responsible adult.
• The garden and pond area is surrounded by mature mixed hedging and trees.
• There is a guest seating area on the patio.
• The garden contains several bird-feeders
to encourage wildlife. These can
be enjoyed from the guest rooms.

Four Oaks is a non-smoking facility. Smoking is only permitted in the garden
where an ashtray is provided.
• Guests can store small items of food, drink or medicine in the kitchen
refrigerator by arrangement.
